Walls
How long does it take to build a wall in Santa Monica?
Most residential walls are 1–3 weeks from breaking ground to cleanup. Engineering and permit can add 2–4 weeks before that.
Do I need a permit?
Walls over three feet typically need a permit and engineered drawings in Santa Monica. We handle the permit and engineering coordination.
What's the difference between block, brick, and stone?
CMU block is the structural workhorse, often veneered with brick or stone. Brick is timeless and good value. Cut stone is premium and unique. We’ll show you samples in your light.
Will the wall last?
Yes — properly engineered and drained masonry walls last 50+ years. The two failure modes are bad drainage and undersized footing, both of which we engineer around.
Are you licensed?
Yes — we’re a licensed California masonry contractor, fully insured and bonded. License number and insurance certificate on request.
Stonework
What's the difference between real stone and stone veneer?
Real stone is full-thickness and structural — fieldstone, boulder, cut block. Veneer is thin (1-2 inches) and glued to a backer. Veneer looks fine from a distance but a real-stone wall reads differently from any angle and lasts longer.
Can you do a boulder staircase on a steep slope?
Yes. Boulder stairs are the right tool for hillside lots — they shed water, handle settling, and look natural. We engineer the run and rise for code and comfort.
How long does a cobblestone driveway take?
2–6 weeks depending on square footage. Each cobble is hand-set on a compacted base with sand-swept joints. Worth the time — it lasts 50+ years.
Where do you source the stone?
California quarries and yards across LA — we have go-to suppliers for fieldstone, boulder, flagstone, and cut stone. Special-order from out of state if you want something specific.
Will it match the rest of my house?
We bring samples to the site so you see the stone in your own light, against your existing materials, before we order.
Patios & Paving
Pavers or concrete slab?
Pavers cost more upfront but last longer, handle ground movement without cracking, and individual stones can be lifted and reset. Concrete is cheaper but cracks in California soil over time and is hard to repair invisibly.
How long does a patio take?
1–3 weeks depending on size and demo. Base prep is half the time — we don’t skip it.
Will weeds grow through the joints?
Polymeric sand sealed joints lock the pavers and resist weeds for 5-10 years before re-application. Stabilized sand and concrete grout are also options.
Do you handle drainage?
Yes — pitch the surface, install French drains or surface drains where needed, and route water away from the house foundation. Drainage is part of every project we do.
Can you match my existing patio or driveway?
Usually yes — we identify the paver line and color, source from the same manufacturer if available, or blend with a close match if it’s discontinued.
Concrete
How long until I can walk or drive on new concrete?
Walk on it after 24-48 hours. Drive on it after 7 days. Full strength at 28 days. We tell you when each milestone is safe.
Will it crack?
All concrete cracks eventually — that’s why we cut control joints at the right spacing to direct where cracks form (invisibly, in the joints). Skip the control joints and you get random surface cracks. We don’t skip them.
Can you do stamped or colored?
Yes — stamped concrete imitates flagstone, slate, or cobble. Integral color (mixed in the batch) or broadcast color (applied at finish) both available. We do test samples on site before the main pour.
Plain gray, broom, or smooth?
Broom is the standard outdoor finish — slip-resistant and matches most homes. Smooth-trowel is for interior or covered patios. Exposed aggregate gives texture and color without stamping.
Do I need a permit?
Most flatwork doesn’t. New driveways sometimes need a Santa Monica encroachment permit if the apron touches the public sidewalk. We pull what’s needed.
